The foreclosure process is difficult
for both borrower and lender, but what makes the largest impact on the
process is the emotions of the borrower. These emotions range from
sadness to anger, that's where our process comes in. Our program is
designed to establish contact with the borrower soon after the Sheriff's
Certificate has been completed. In doing this we minimize the impact of
a disillusioned borrower who may decrease the value of the property by
causing damage and or removing items of value during the final
redemption period.
Our Typical process is:

Equicore field services
establishes contact with the defaulted borrower to explain the
foreclosure process of leaving their home. We cover intended date of
departure, and the potential legal ramifications of not leaving the
property in its original condition

An Equicore representative will
schedule a time to meet the homeowner at the property location shortly
before or after vacating the property to again advise them of any
potential avenues pursued if property is damaged or stolen. Equicore
will make a visual inspection of property at that time if permitted
and will obtain homeowners signature on a Receivership damages form.

Immediately after surrendering of
the property our field service staff will take an entire inventory of
the property with photographs to detail what condition the home was
left in.

If in the event property is
damaged Equicore will send a trained damage inspector to inventory
damages and assess. Photos, Inventory Forms, Receivership forms will be
provided to lender.

Equicore representative will
contact the local authorities and provide all information to begin a
Police Damage or Theft Report upon client's request.
